The process

The process is designed to feel simple while still being honest about tradeoffs, timelines, and options.

1. Share the propertySend the address, your contact info, timeline, and a short note about the situation.
2. Talk through the goalWe ask what you are trying to solve: repairs, privacy, foreclosure, tenants, timing, or creative terms.
3. Review condition and numbersRepair needs, cleanup, title, payoff, occupancy, and sale timeline all shape the options.
4. Compare possible pathsCash, as-is, creative terms, listing, or waiting may each have different pros and cons.
5. Decide if there is a fitIf a private sale makes sense, the details can be worked through clearly. If not, you still leave more informed.
